These analyse allows a diagnosis on the state of the building and justifies the application of repairing solutions to suit current thermal and acoustic requirements.

 

This work consist to analyze a building with more or less generalized damages in its various subsystems, which significantly affect the elements and materials they are made.

1. The descriptive phase is to collect general information and background as: the location, type of edification, current use, previous use, reform actions, enlargement, repair ... also includes the typological and technical description of the building, taking the classical subdivision: foundations, structure, walls, roofs and interior partitions.

2. The analytical phase focuses on describing and systematizing injuries, analyzing the causes, by interpreting the fissure’s scheme. It is made an evaluation of mechanical actions and its effects on structural element, as well as a thermal evaluation and acoustic quantified elements from the outdoor area.

3. In the conclusive phase, a description of interventions on the structural elements and the outdoor area is carried out. It is necessary to make reference to the selection criteria and procedures applied. Furthermore, it is possible to show the results of the proposed improvements.

The objectives of the diagnosis are to establish the causes that have generate damages to the building, based on the systematic recognition of their condition and the knowledge of their formation process. It also allows to evaluate the technical and functional character of the buildings to determine the conditions to be modified. The followed methodology is classified into 3 phases:
